June Percent Discount

Active listings held steady at 1,510, with 207 new listings coming to market and 136 homes sold. A total of 139 homes went in-contract, while price changes increased to 240. Homes closed at a 5.05% discount from the last list price versus 8.21% from the original list price in June 2026, compared to 4.3% and 7.17% in June 2025. This showed that buyers continue to respond to sellers who adjust to current market conditions/demands.
June reflected a healthy summer market with a steady flow of new inventory and consistent buyer demand. The market is becoming more balanced, giving buyers more opportunities while encouraging sellers to stay competitive.

New Listings
New listing activity remained strong and consistent throughout June, reflecting more sellers who want to capitalize on the summer market. Although inventory expanded, the pace remained measured rather than excessive, helping maintain a healthy selection of available homes.
In Contract
Contract activity fluctuated between 21 and 34, reflecting a market that remains consistent. Many buyers looking to secure a home before the peak summer season have likely already made their purchasing decisions, leaving a pool of buyers who are taking a more deliberate approach. Well-priced properties continue to generate the strongest interest.
Closed Sales
Closed sales improved as the month progressed, increasing from 21 in the first week to 29 by the end of June. These closings reflect transactions moving through from active spring buyers. With many summer purchases already finalized before the July 4th holiday, closing activity should remain steady.
Price Changes
Price adjustments remained active, ranging from 48 to 61 throughout the month. Sellers continue to fine-tune pricing in response to buyers with no urgency. This reinforces that strategic pricing remains essential.
Inventory
Inventory edged higher from 1,510 to 1,536, providing buyers with additional choices while maintaining a relatively balanced sales market. The gradual increase in supply should continue to support buyer activity.
