East Hampton Bar Car
A new café-to-wine bar concept coming to the East Hampton LIRR station, transforming the historic 1895 building into a day-to-night destination. Expect a morning café, evening wine bar, grab-and-go options, and indoor/outdoor seating. Opening is possible this summer, but it remains unconfirmed.
Jean’s – Sagaponack
Max Chodorow is bringing his downtown hotspot Jean’s to the Hamptons, taking over the former Old Stove Pub in Sagaponack. Known for its blend of food, fashion, and social scene, the new location will introduce a more farm-driven approach while keeping its signature energy. The Hamptons location is set to open in 2027.
Babe’s Diner – Sag Harbor
A fresh take on the classic American diner, Babe’s Diner opens at 51 Division Street in this May, serving breakfast, lunch, and dinner daily from 7 AM to 10 PM. By night, the space transforms into the Sag Harbor Supper Club, featuring special tasting dinners with guest chefs. Expect elevated diner favorites made with local ingredients—think breakfast sandwiches, pancakes, burgers, tuna melts, and house-made milkshakes—all in a family-friendly setting that shifts into a lively evening destination.
PopUp Bagels – Westhampton Beach
A cult-favorite bagel concept known for its “Grip, Rip & Dip®” style is heading to Westhampton Beach, bringing its signature hot, unsliced bagels and whipped schmears to the East End. The Westhampton location is expected to open at 128 Main Street, marking one of the brand’s first permanent spots on Long Island and expanding its growing Hamptons presence
Barlume Beach – Montauk
One of the biggest openings of the season, Barlume Beach arrives in Montauk as a 19-room hotel and beach club from LDV Hospitality, set on 40,000 square feet overlooking Montauk Harbor. Inspired by Mediterranean-style living, the concept blends dining, hospitality, and lifestyle, with a restaurant led by Chef Francesco Battisti. European beach club feel to the Hamptons this summer.
Miracle – Sag Harbor
A refined new restaurant opening in early May, Miracle brings a modern American menu to 29 Main Street in the former Vin Sur Vingt space. Led by Chef Jesus Gonzales, the menu focuses on elevated classics using seasonal ingredients, designed to serve both locals and summer visitors year-round. Created by Sag Harbor native Michael Nolan & Helen Gifford, the space features a warm, pub-inspired design for a cozy yet elevated dining experience.
Lion's Nook Bar and Grill - East Hampton
The team behind the popular Springs Tavern and Grill is taking over the former Village Bistro space at 10 Main Street in East Hampton Village to open a new restaurant called Lion’s Nook Bar & Grill in early summer.
Maison Close – Southampton
Maison Close arrives in Southampton this June, taking over Capri Southampton and transforming the hotel into a full day-to-night destination. Known for its Parisian cabaret-style dining, the concept blends dinner, drinks, and late-night energy with a lively, social atmosphere.
Wayan & Ma.dé – East Hampton.
Returning for the 2026 Hamptons season, Wayan & Ma.dé reopens on Thursday, May 21, bringing its signature Indonesian-French cuisine back to the East End. Located at EHP Resort & Marina (313 Three Mile Harbor Hog Creek Rd, East Hampton), the waterfront setting pairs bold Southeast Asian flavors with a refined, French-influenced approach. Reservations go live April 22, with the concept continuing as one of the Hamptons’ standout seasonal dining experiences.
Brody’s Coffee – Westhampton Beach
A new, dog-friendly café coming to 115B Main Street, taking over the former Caffeine space, Brody’s Coffee is bringing a fresh, local-focused coffee experience to Westhampton Beach. The concept centers around locally roasted beans, house-made syrups, specialty drinks, and fresh baked goods like croissants, muffins, and breakfast sandwiches, opening in spring 2026.
Lola's kitchen and cocktails – Eastport
an upcoming dining concept in Eastport that blends a welcoming, neighborhood kitchen atmosphere with a lively cocktail bar experience. Centered on comfort food, handcrafted dishes, and creative drinks, it aims to be a relaxed gathering spot where guests can enjoy hearty meals, social drinks, and a warm, community-driven vibe, Opening in May 2026.
LUNCH Lobster Roll – Amagansett
A true Hamptons classic returns for the season on Friday, April 24, bringing back its iconic roadside seafood experience along Montauk Highway.
The Amagansett location will operate Thursday through Monday starting at 11:45 AM, before expanding to 7 days a week by mid-June, with online ordering available at lobsterroll.com.
Camp Rubirosa – East Hampton
Returning after a sold-out debut, Camp Rubirosa is back for the season and officially becoming an annual Hamptons tradition now permanently on Race Lane, East Hampton. It will be reopening on May 15 for the summer. The concept brings the Italian signature dishes and energy from it's Mulberry Street location in New York City with the Montauk beach vibe. Expect a lively, social dining experience that blends great food with a nostalgic, summer-camp atmosphere.
Duryea's - Montauk
Returning this May 14 it is best known for its waterfront seafood dining overlooking Fort Pond Bay. It’s especially famous for its lobster rolls, fresh raw bar, and scenic sunset views, all served in a relaxed yet upscale dockside setting.

March Hamptons & North Fork Stats Percent Discount

Active listings increased to 1,402, with 198 new listings coming to market and 103 homes sold. A total of 385 homes went in-contract, while price changes rose to 197, reflecting continued pricing adjustments as inventory builds. Homes closed at a 4.52% discount from the last list price versus 7.22% from the original list price, showing sellers are getting closer to market value as pricing improves.
Inventory steadily increased throughout the month, climbing from 1,346 to 1,404, as new supply entered the market. Demand remains active, but buyers are becoming more selective as the spring season unfolds.
2020 - 2026 Supply V.S Demand

Coming into 2020 supply was strong at over 2,500 active listings but as COVID took hold you can clearly see active listings steadily shrinking through 2021 and into 2022. Supply gradually returned and has largely stayed within or just above this highlighted narrow range of 1,000 - 1,500 listings in recent years.
March Hamptons & North Fork Stats

New Listings
New listings showed a steady increase throughout March, rising from 24 to a peak of 43, before holding slightly lower at the end of the month. More sellers are entering the market to take advantage of increased buyer activity.
In Contract
In-Contract activity ranged from 21 to 29, with a brief rise mid-month. While activity remains steady, it has not accelerated at the same pace as new listings, suggesting buyers are approaching the market carefully as options expand.
Closed Sales
Closed sales ranged from 17 to 23 for most of the month, with one week at 21, indicating a steady flow of transactions. These figures reflect deals moving through from prior weeks, and with continued buyer activity, closed sales are expected to strengthen further in the coming weeks as more in-contracts reach completion.
Price Changes
Price adjustments rose to 53–54 mid-month before declining to 37 by the end of March. This suggests that some sellers adjusted expectations as competition increased. The late-month decline suggests some stabilization.
Inventory
Inventory increased from 1,346 to 1,409, as new listings outpaced the number of homes selling. While supply is growing, it remains within a balanced range, giving buyers more flexibility. However, it may also require sellers to be more competitive in terms of pricing.
