Here's what to enjoy all month long.






A few simple tips can make summer weekends Out East a little smoother, especially during the busiest part of the season. Here are a few local reminders to keep in mind this summer.



Leave early on Thursdays or Friday mornings

to avoid peak Hamptons traffic.



Make dinner reservations in advance

especially for outdoor dining and sunset hours.



Bring bug and tick spray for outdoor dinners, beach sunsets and gatherings on the lawn.



Arrive at beaches early on weekends for easier

parking and fewer crowds.



If heading to Shelter Island or the North Fork for dinner

add in time for the ferry.






From farm stands to fresh-baked bread, here are some of the best farmers’ markets in the East End.



North Sea Farms - Southampton


Known for organic free-range chickens, fresh eggs, vegetables, flowers, baked goods, and local East End products.

Opening hours are daily from 8AM - 5PM




Balsam Farms - Amagansett


Known for locally grown produce, baked goods, prepared foods, flowers, and specialty farm products from the East End. Regular hours, Wednesday–Friday from 11:00 AM to 5:00 PM and Saturday–Sunday from 9:00 AM to 5:00 PM. Opening hours are daily from 8AM - 5PM




Round Swamp Farm


Locations are in East Hampton, Bridgehampton & Montauk. Known for its prepared foods, baked goods, fresh produce, and seafood, sourced locally and from its own farm on the East End of Long Island. East Hamptons 8AM - 6Pm,

Bridgehampton 8:30AM - 6PM.




Sag Harbor Farmers Market


Offering local produce, baked goods, seafood, flowers, and artisanal foods. It runs from May 23 to October 31 and operates Saturdays from 9AM to 1PM




Corwiths Farmstand - Water Mill


 Offering locally grown produce, baked goods, eggs, and specialty foods, along with family-friendly farm activities. It opens for the 2026 season on May 15th.

No specific daily opening and closing hours are published.




Shelter Island Haven’s Farmers Market


Featuring local produce, seafood, baked goods, flowers, and artisanal products. Market returns May 23 and runs through Sept. 5. They are open every Saturday 9AM - 12:30




Sylvester Manor Farm Stand - Shelter Island


Offering estate-grown produce, eggs, baked goods, and locally made products. It operates seasonally from May through November. No specific daily opening and closing.




Bayview Farm Market - Jamesport


Known for locally grown produce, baked goods, roasted corn, and specialty farm products. Open daily from 8:00 AM to 6:00 PM during the season.




Westhampton Beach Farmers Market


Featuring local produce, baked goods, seafood, flowers, and specialty foods from Long Island vendors. May 9 through November 22, Saturdays from 9:00 AM to 1:00 PM

May Percent Discount


Homes closed at a 4.30% discount from the last list price versus 9.41% from the original list price in May 2026, compared to 4.31% and 5.68% in May 2025. This indicates that buyers remain engaged ahead of the summer market, but are resisting inflated pricing and sellers complied by reducing their original asking price. As seasonal activity increases, pricing accuracy continues to play a critical role.





May Hamptons & North Fork Stats




New Listings


New listing activity remained strong in the beginning of May, beginning with 58 new listings before gradually tapering to 34 by the final week. As the market moves closer to summer, many sellers had already entered the market creating a larger pool of available inventory for buyers versus prior months



In Contract


In-Contract activity remained consistent, holding between 30 and 34 throughout the month. This steady pace suggests that buyers remain engaged. Well-priced homes continue to attract attention, particularly from buyers hoping to secure a purchase before the peak of summer.



Closed Sales


Closed sales started modestly at 20 and 18 before increasing to 31 and 29 during the second half of the month. This improvement reflects transactions moving through the as buyers who had been actively searching earlier in the season completed their purchases for summer move-in. Expect more closings in June as more transactions are completed.



Price Changes


Price adjustments increased as the month progressed, rising from 36 early in May to a peak of 67 before ending at 60. While buyer activity remains steady, sellers are reminded that strategic pricing, not over pricing, will attract serious buyers.



Inventory


Inventory climbed from 1,511 to a high of 1,536 before easing slightly to 1,509 by the end of the month. The late-month decline is sign indicating that buyer activity is beginning to keep pace with new supply. Overall, inventory remained steady providing buyers with a broad range of options while maintaining a balanced market heading into the summer season.
