New Listings
New listings began the month at 37 before gradually declining to 20 by the final week. New listings decreased as a result of unanticipated snowstorms. Expect new listings to increase throughout March.
In Contract
Contract activity remained steady throughout February, ranging between 20 and 24 per week. While not a sharp surge, this consistency signals continued buyer engagement during a key early-season decision period. Buyers appear active but disciplined, focusing on well-priced and well-positioned properties.
Closed Sales
Closed sales ranged from 27 down to 13, reflecting both previously negotiated transactions reaching completion and weather related delays. The activity seen here suggests that closed sales are likely to increase in March as pending contracts finalize.
Price Changes
Price adjustments remained relatively stable, between 25 and 31 per week. The controlled level of price changes suggests sellers are entering the season with more realistic expectations.
Inventory
Inventory rose modestly mid-month to 1,334 before settling at 1,312. This slight fluctuation reflects new listings entering while homes continue to sell at a steady pace. Overall supply remains balanced — not tight, but not excessive — positioning the sales market for a competitive early spring phase.
